Geneva, October 19, 2026 – The strategy is focused on whole loans of up to 75% LTV across acquisitions and refinancings, as well as assets requiring lease-up, capexor development exit loans. Loan terms will typically range from one to five years, with all-in cost of capital as low as 6% per annum depending on the asset, location, leverage and use of proceeds. Assets will not only be private equity owned but could also be held by corporates or private entrepreneurs and developers.
The Firm recently completed an £11.8 million senior secured bridge financing to Banor Capital for the acquisition and refinancing of the 148-key DoubleTree by Hilton in Cheltenham, UK. The 12-month facility refinanced existing construction debt and provides the borrower with time to continue the hotel’s strong post-refurbishment stabilisation ahead of a conventional bank refinancing.
The transaction illustrates the type of lending HSAM Europe is targeting: senior secured financing backed by institutional-quality real estate, but where the timing, business plan or structure requires a lender able to look beyond standard bank parameters. Not using loan by loan back-leverage adds a key layer of speed and flexibility, with a clear and simple decision making process.
HSAM Europe has been investing in European real estate credit for more than a decade, with a track record spanning both senior lending and more complex and opportunistic situations. That experience allows the team to assess assets, sponsors and business plans across the capital stack and structure senior loans around the underlying transaction rather than a predetermined lending template.
Max Leeb, Deputy CIO at HSAM Europe, said: “Real estate credit has been central to what we have done in Europe for many years. We are perhaps best known for more complex and opportunistic lending, but that same underwriting capability is directly relevant to senior secured loans where borrowers need certainty, flexibility and a lender that understands the asset and the business plan. We have substantial appetite for senior lending across Western Europe. We can finance straightforward acquisitions and refinancings, but we are equally comfortable where there is a lease-up, capex programme, development exit or another element that means the transaction does not fit neatly within traditional bank lending criteria.”
HSAM Europe is active across residential, purpose-built student accommodation, hospitality, logistics, industrial, self-storage, healthcare, office and other real assets. Its geographic focus includes the UK, Spain, Germany, France, the Nordics, Ireland, Benelux, Austria, Italy, Portugal and Switzerland.
