CHICAGO, IL and CALGARY, AB, August 20, 2025 – Harrison Street Asset Management (“HSAM”), a leading global investment management firm, and Gracorp, the real estate development subsidiary of Graham Construction, are proud to announce the substantial completion and grand opening of Encore, a 303-unit, 440-bed rental development designed for students and young professionals.

Together, Gracorp and HSAM have now advanced nearly 1,000 residential units and 74,000 square feet of commercial and retail space in University District, either completed or currently under construction. Encore reached substantial completion in late July, with tenant occupancy set to begin in August.

Constructed to Built Green Gold standards, Encore is designed to exceed the current National Energy Code by more than 25%, expecting to deliver significant reductions in energy use and emissions.

Graham Construction’s track record in University District now includes five projects—three residential developments and two commercial projects—totaling close to 1,000 rental units and over 221,000 square feet of commercial and retail space. The completion of Encore further cements Graham’s role as a trusted builder and key contributor to the area’s ongoing growth.

To date, HSAM’s Canada Alternative Real Estate Fund has committed to investments valued at approximately CAD$1.7 billion since launching in 2021. The Fund is targeting investments in high-quality senior living, student housing, medical office, life sciences, storage, and digital assets throughout Canada.
